If you are looking for a fun, fast:paced career where you can showcase your sales and management skills, we are looking for you The Collegiate, Fayettevilles newest and premier student housing community, is seeking a proven sales professional to lead the leasing and marketing efforts at the property as the Leasing and Marketing Manager Principal Objective of Position: The Leasing and Marketing Manager is responsible for managing and overseeing all leasing and marketing efforts. He or she will support and enforce company policies and procedures while adhering to federal, state and local laws and regulations as they pertain to property management. The Leasing and Marketing Manager promotes teamwork while achieving goals and establishes and maintains positive resident relations.Essential Functions: * Maintain an accurate and in:depth knowledge of all aspects of the market and community, particularly areas such as pricing, floor plans, amenities, availability, lease terms and fees. * Develops, organizes and implements a successful marketing and outreach plan and delegates outreach responsibilities appropriately. * Oversees all Social Media campaigns. * Leads and motivates the leasing team in an effort to meet or exceed leasing and traffic goals as set forth by the leasing and marketing team. * Trains the leasing team on all aspects of leasing including, but not limited to sales techniques, overcoming objections, conducting tours, closing traffic, accurate traffic entry and professional follow:up, * Ensures the leasing team has the proper materials and supplies needed to meet the leasing goals. * Shops competitors on a regular basis and ensure that results are documented appropriately. * Manages the leasing information system and ensures timely and effective follow:up. * Recommends leasing related specials, advertising and outreach opportunities appropriate to the market. * Greets prospective residents, determines needs and preferences and presents the property outlining features and benefits in a professional manner. * Answers and provides customer service to prospective new residents and current residents. * Develops, reviews and monitors leasing strategies on an on:going basis. * Completes guest information and confirms compliance in property management software. * Assists with application verification and confirms notification of results in a timely manner to prospective residents. * Responsible for timely input of all Zendesk requests as directed by the leasing and marketing team. * Responsible for developing the annual marketing budget and tracking expenses to ensure that the property spends within the limit of their budget. * Develops on:going relationships with area businesses and university contacts. * Develops and executes resident events. * Understands and complies with Fair Housing laws and standards.Other Responsibilities: * Inspects property when on grounds, picks up litter and reports any service needs to maintenance staff for the purpose of maintaining curb appeal. * Accepts rents and deposits as necessary. * Assists Property Manager with preparation of daily rep
