Job Description:
Principal Objective of Position: Executes Company marketing and leasing objectives at new development / lease:up projects through specified marketing, outreach and advertising platforms. Essential Functions: Ensure that new development properties are meeting or exceeding expectations and budgeted occupancy goals. Identify, develop and implement successful marketing and outreach plans necessary for the property to excel within the market. Develop and recommend an annual advertising plan to Director, Portfolio Marketing. Create and or implement strong social media campaigns in conjunction with the corporate marketing team. When needed, work in conjunction with the General Manager to oversee and assist all tour, leasing and outreach activities at properties. Assist with recruiting, hiring, developing and ensuring the success of the on:site team including but not limited to community assistants: and an onsite leasing and marketing manager prior to opening. Evaluate and identify market trends by shopping competitors and building relationships with local vendors. Implement marketing programs and platforms including but not limited to university outreach, campus outreach, vendor outreach and U Life residence life program. Attend and participate in property marketing and leasing calls as needed. Attend, plan and implement marketing strategy at housing fairs, open houses, orientations and other property, university or local marketing events. Control and balance monthly the property marketing budget. Train on:site staff on appropriate leasing and/or marketing mediums and implementation. Works with Director, Leasing to establish a training program for on:site staff in the key leasing areas, including but not limited to lease documents and related exhibits, lease execution, and customer service delivery, as defined by the Leasing Director. Executes training program for on:site staff in all key leasing areas and evaluates employee performance to ensure proper on:site employee understanding of training material. Expertly develop and maintain first class customer relationships with residents / prospects and manage and resolve resident concerns. Other Responsibilities: Other duties to include general clerical assistance including but not limited to answering phones, managing property management software, filing, ordering office supplies, light cleaning. Education and Experience Required: Minimum 2 year previous experience in Student Housing Associates Degree or Equivalent Education and Work Experience Experience and Skills Knowledge, Skills, and Abilities Required: Ability to meet a 95 or higher ending leasing occupancy. Proven track record of successful traffic generating, leasing, and closing capabilities. Strong professionalism and the ability to easily and effectively engage in conversation with off:site prospects Well organized with the ability to work efficiently without direct supervision Knowledge and ability to effectively perform tasks using Microsoft Office products, Internet, and other company utilized systems, programs and software. Ability to work extended hours when necessary to complete assigned tasks. Knowledge of the creation and implementation of marketing plans and budgets Knowledge of social media, Google Analytics and email marketing Ability to effectively manage competing and conflicting demands on time Strong problem solving skills . Preferred Qualifications: Experience at a new development, lease:up property preferred. Experience with Property Solutions software preferred. Work Environment and Physical Demands: Moderate to frequent travel necessary Relocation based on project location
